Interview licensed real estate professionals and sign with one. If selected, we will work as your advocate and trusted advisor from the start of our search all the way through closing – and beyond, as needed.
Before beginning your search, the first step is to get pre-approved and submit a formal loan application for a mortgage (unless you will be paying the full price of your home in cash). We can connect you to a local, experienced lender who will be part of our success team.
Based on your income and credit history, the lender will determine how much a bank will lend you, discuss interest rates, financing packages and options which will help you determine the price range for your search.
The lender is an integral part of the process assisting with offers and communicating with the seller’s agent throughout the process.
Now is the time to consider your ideal home’s location and amenities. We will use the local MLS systems, as well as activate notifications for exclusive Coming Soon and Compass Private Exclusive properties as they hit the market.
During showings and open houses we will point out pros and cons of all properties, so that you can make informed decisions.
Once you identify a home you like, we will submit an offer, which outlines the price, terms, and conditions of the purchase. We will provide advice on pricing and offer strategy, leading you through the process. Our Colorado Real Estate Contract to Buy and Sell is an extensive document over 20 pages long, and we will work with you to help you understand your rights and responsibilities as a buyer.
Deliver earnest money. In Colorado, as part of the offer and contract, an earnest money deposit of approximately 1-3% of the list price, determined by the seller, will be held by the title company or listing office as proof of your intent to purchase the home. The funds are cashed, held in escrow and applied to your down payment at closing.
It is the buyer’s duty to schedule all desired home inspections and determine the overall condition of the property within the agreed timeline and contractual contingencies. Buyer will also review the disclosures and preliminary title report.
You may approve or negotiate credits/repairs.
Once you are under contract, your lender engages an appraiser to verify the property’s value for the lending institution. The lender will also work to collect any final information required by the underwriter including proof of homeowners insurance, final employment verification, etc.
Once all of the mortgage conditions are met and the file is finalized, loan approval and a clear to close is issued.
Prior to closing, we will schedule a final walk-thru of the property to verify property is still in acceptable condition and any negotiated repairs were done.
The final settlement and closing accounts for all prorations, transferring title from the seller to the buyer and final funding of the loan or funds to purchase the home.
